Selling Guide

We take pride in the level of services we provide to Vendors of properties that we are selling. The Vendor whether a multi-unit developer or a single property owner who wishes to avail themselves of our services, will find an unravelled service to their need.

Upon instruction, we will provide a current market valuation for approval by the vendor and once the valuation is approved, we will commence the marketing immediately.

We will make viewing appointments for potential buyers to come to view the property and these will all be arranged either directly with the vendor or the occupiers of the property where we do not have keys to the property. Prior to these viewings, we must ensure that those potential buyers have the resources or money to buy the property confirming their financial ability to complete the transactions in advance.

Once we have an interested party, we will commence the negotiation to obtain the best price offer for the vendor. Once the vendor accepts the offered price from the buyer, we will immediately issue a Memorandum of Sales documents which will include the details of the property, the agreed sales price, the solicitor’s details and any other relevant information. Where the vendor has a solicitor, we will liaise with them from then onwards till the completion.

The solicitor will receive the full sales money from the buyer’s solicitor and disburse to all concerned including redeeming the outstanding mortgage where applicable, paying the agency fees and remitting the full balance to the Vendor.
